What is an ADU?

An ADU (Accessory Dwelling Unit) is a separate housing unit located on a residential lot. ADU’s have become a fast growing industry and a great solution to the much needed affordable housing crisis in our state as well as to generate passive income for the property owner.  

What does neXt Dwelling do?

neXt Dwelling handles the entire process making it easier for the homeowner to achieve their dream.  This includes design, drawings, permitting and construction.

Will my property taxes go up?

Yes but is based on the assessed cost of the construction which is added to your original property value.  This increase will only be 1.1% of the total cost of the ADU’s construction which will result in approximately a few hundred dollars a year.  

How do I know if an ADU will fit on my property?

A good quick check is to verify that you have a backyard that can fit a 25’ x 17’ (neXt 400) up to 42’ x 27’ (neXt 1000) footprint to build plus a minimum of seven ft. clearance to other structures. In the case of an existing garage, your neXt dwelling ADU can replace it or, if you have adequate space/clearance from structures, be installed in addition to the garage.

How long does it take?

Construction will take approximately 8-10 weeks depending on site conditions.  This is usually faster than prefab companies.

What is CA Senate bill SB-9?

Recently signed into law, Senate bill SB9 allows some homeowners to divide their property allowing for an additional housing unit(s) or ADU. Additional ADU's (housing units) can help ease the CA housing affordability crisis while allowing homeowners the potential for an additional source of income.
